DWELKI · INDUSTRIAL ASSET INTELLIGENCE

Your buildings, remembered.

A digital twin passport for industrial real estate. Every element, every incident, every pound of CapEx — captured as evidence, carried across every property manager, forecast before it surprises you.

SCROLL
THE PROBLEM

Today, a £50m warehouse is managed from a one-page report.

01

The quarterly ritual.

A property manager visits, walks what can be walked, and files a one-page summary. No media. No fixation. The roof of a building the size of ten football pitches is signed off from the ground.

02

Memory leaves every two years.

Landlords rotate property managers deliberately — fresh supply chains, fresh energy. Every rotation, the building’s history walks out the door with the outgoing manager.

03

CapEx by surprise.

Condition models run on normative lifespans — “a roof lasts 35 years” — not on the roof you actually own. The gap between forecast and actual surfaces at the worst moment: mid-hold, or at sale.

None of this is anyone’s fault. It is what happens when a building has no memory of its own.

The category is the passport; the promise is predictability.

THE PASSPORT

One record per asset. Kept forever. Owned by you.

Dwelki is anchored to the annual survey and enriched continuously by the document stream that already exists — PM reports, quotes, invoices, photos, WhatsApp threads, call-out emails. Nobody has to type into it.

Element registry

Every roof, slab, door, sprinkler and plant item with age, condition grade and remaining useful life.

Evidence archive

Drone orthomosaics and thermography for roofs, floor-scan wear heat maps, technician voice notes transcribed and pinned to the element.

Incident log

Every call-out captured from email and WhatsApp, deduplicated, with repeat-visit detection and failure concentration analysis.

Asset P&L and leakage

Non-recoverable cost by cause, per asset and per portfolio, expressed in value terms at your yield.

Contractor pool

Quotes checked against schedules of rates; a +737% variance gets flagged before it gets paid.

Ask the passport

Plain-language questions over the whole record: “which assets have rooflights past grade C?” answered with sources.

DOMAIN DEPTH

Built for how industrial actually works.

Triple net (UK) and double net (EU) native.

Repair obligations differ by jurisdiction; so does who the evidence protects. The passport allocates every cost and every incident to the party that actually bears it.

Survey-anchored, stream-enriched.

One structured annual capture (drone roof survey with thermography, ground-level floor scan) plus continuous enrichment from documents already flying around. Not a sensor-retrofit project.

Tenant-intensity aware.

A 24/7 two-shift parcel hub and a 30-year aerospace spares store wear differently. Benchmarks are normalised for how the building is actually used.

PM-rotation proof.

When the manager changes, the record doesn’t. Onboarding a new PM takes an access grant, not an archaeology project.

One record, three beneficiaries.

OWNER

Forecastable CapEx, defensible warranties at sale, evidence for insurers and lenders.

PROPERTY MANAGER

Arrives with history, leaves nothing behind; measured on outcomes, not paperwork.

TENANT

Transparent cost allocation and a documented baseline at lease start.

THE PILOT

12 weeks. One warehouse. A number you can defend.

We onboard one asset end-to-end: element registry from your existing documentation, one full evidence capture (roof, floor, plant), incident intake switched on, and a CapEx view grounded in what we found. At week 12 you compare the passport against your current one-page report and decide with evidence.
